Job Summary

The Facilities Assistant role provides a key service to all the homes and the organisation in supporting the Property Manager in the management and development of all maintenance activities throughout Mission Care. Key responsibilities will include;

Participating in and supporting a programme for maintaining the homes and other buildings to the high standard that is required ensuring that all appropriate regulations are adhered to.
Responding to all maintenance requests, as directed by the PM in a timely, effective and efficient manner and delivering a high standard of work, customer satisfaction and meeting all applicable H&S and Environmental legislation requirements.
Overall duties

To ensure as a member of the Property team that all sites, buildings and equipment are well maintained to a high standard and a proactive approach is taken for delivering all aspects of the role.
2.Complete daily, weekly and monthly checklists on building equipment maintenance procedures and maintain records of scheduled maintenance procedures.

3.To ensure that all works allocated, including periodic servicing is carried out in accordance by Missioncare’s expectations, keeping the Homes compliant to meet relevant regulations and documentation available and up to date for external assessors.

4.To assist the PM and the team with organising and supervising contractors on site, carry out Helpdesk requests, assisting other members of the Facilities team, attending to emergencies.

5.Report promptly any defects and/or damage to buildings, fixtures and fittings to the PM.

Carrying out fire and safety precautions in accordance with Mission Care requirements and carry out drills and fire inspections
Making sure that the usage and storage of chemicals is in accordance with COSHH regulations
Liaising with external contractors and cooperating with their requirements and Compiling, completing and retaining all administrative paperwork in support of all work carried out.
Be available to be part of the On-Call rota and able to attend to call outs 24 / 7 including weekdays, weekends and bank holidays if required. Some weekend work will be required on various occasions due to the nature of the business.
10.To ensure that all issues of maintenance relating to Health & Safety are given a high priority including being proactive in addressing any other site risks or hazards. Carrying out Risk assessments where possible to ensure that all hazards are removed and actions in place.

11.To undertake general items of maintenance including plumbing, carpentry, decorating, minor building works, electricals and refurbishments.

Receive and respond to instruction using site mobile phone, radio communications and online technology as directed.
13.To ensure site security is maintained including CCTV, barriers, perimeter boundaries, checking external doors and windows are operational and the physical site is securely maintained.

14.To ensure that all tools and equipment are regularly maintained, used appropriately and safely returned to the workshop for use by others. Stock control is maintained.

15.To ensure that the work area including the workshop is always kept clean and tidy.

16.To be able to assist moves for the homes and requests made by the PM.

17.Provide safe access to buildings in the event of snow, minor floods and similar emergencies

To be responsible for and able to evidence own personal development by undertaking relevant training, attending meetings, conferences and events ensuring that you are updated in all matters relevant to the role within your Personal Development Plan agreed with your manager.
19.To carry out additional duties and tasks that may be required within the range of the responsibilities requested by the PM

Other duties

To represent and promote Mission Care with other agencies, e.g. Primary Care Trust, Local Authority, local churches and other voluntary organisations when required.
To undertake all duties and interaction with employees, partner providers and service users fairly, without unlawful discrimination and with due regard to Mission Care’s diversity and equality in employment and services delivery policies.
Any other duties within the overall function commensurate with the grade and level of responsibility as required by Mission Care.
Attend training course and seminars as and when directed.
NB This job description is subject to regular review in consultation with the post holder and in accordance with the changing employment situation and new legislation.

Job Criteria

Evidence of continued professional and personal development
Relevant qualifications in the field of construction/building maintenance to at least NVQ Level 2 or equivalent.
Full driving licence and willingness to drive a company vehicle.
Asbestos general awareness
Legionella general awareness
Fire awareness certificate
Essential health and safety
Electricity and power awareness
COSHH awareness
